What state is Mein Zinshaus in?

A closed beta. The application runs in production with real portfolios, and every feature described here is built and usable. At the same time, details are still changing and some areas are being reworked.

Is this a yield calculator?

Mein Zinshaus calculates the metrics too: eight yield ratios, depreciation and a tax simulation. But its core is everything after the notary appointment – rents, loans, documents, your financial statement and the paperwork for your bank. Good calculator apps exist for a quick first check of a listing; this is about managing what you own.

How do I get access?

Through the form on this page. Registration currently requires an invitation code; we open it in rounds so we can actually process the feedback. You will get an email as soon as access is ready for you.

What will Mein Zinshaus cost?

That has not been decided. During the beta there is no cost to you. Once a pricing model exists, beta users will hear about it beforehand – and nobody is moved into a paid subscription automatically.

Which yield metrics are calculated?

Gross rental yield, net rental yield, price-to-rent multiple, return on equity, cash-on-cash return, property yield, cash-flow yield and the equity multiple – automatically, as soon as purchase price, transaction costs and rent are on file.

Which depreciation methods do you support?

Straight-line AfA (German tax depreciation) at 2%, 2.5% and 3%, listed-building AfA, special AfA, and individual schedules based on a remaining-useful-life appraisal.

What happens to my data?

It sits on servers in Germany and is not passed to third parties. You can export your entire portfolio as JSON at any time – including when you want to leave. Details are in the privacy policy, which is available in German only.

Does this replace my tax adviser?

No. Mein Zinshaus calculates and documents so that your tax adviser and your bank receive properly prepared figures. The tax simulation under §32a EStG is an orientation, not a tax return.
